JOB DESCRIPTION
CUSTODIAN
Supervised By: Building Official/Zoning Administrator
Supervises: No supervisory responsibilities
Position Summary:
Under the direct supervision of the Building Official/Zoning Administrator, performs a
variety of custodial tasks in and around City facilities. Utilizing both power tools and
manual cleaning techniques, addresses all housekeeping requirements, and maintains a
clean and attractive office environment. Performs building maintenance inside and
outside of City Hall.
Essential Job Functions:
An employee in this position may be called upon to do any or all of the following essential
functions. These examples do not include all of the duties which the employee may be
expected to perform. To perform this job successfully, an individual must be able to
perform each essential function satisfactorily.
1. Cleans and maintains offices, meeting rooms and public areas in and around City
facilities.
2. Sweeps, mops and vacuums floors and walkways. Scrubs, strips, rinses, polishes,
seals and re-waxes floors.
3. Dusts office areas and cleans windows and door glass. Removes trash and
replaces trash bags. Administers the recycling program at City Hall.
4. Cleans and disinfects lavatories and food service areas; removes trash and refuse
and refills paper and soap dispensers; cleans and defrosts refrigerators.
5. Performs light semi-skilled maintenance tasks, such as replacing light bulbs and
fluorescent tubes. Completes targeted assignments of a more concentrated nature
than routine cleaning.
6. Removes snow and ice from sidewalks and doorways. Applies melting and traction
substances, when necessary.
7. Removes obstructions from building entrances and walkways, as directed.

8. Performs grounds maintenance, including raking, sweeping and removing debris.
9. Monitors meeting and event schedules at City Hall to ensure meeting rooms and
spaces are prepared. Moves and sets up tables, chairs and other fixtures needed
for meetings and events. May assist other departments with moving files and
materials into or out of storage.
10. Sets up, takes down and moves seasonal decorations into and out of storage.
11. Ensures proper inventory of supplies and stock room items. Restocks vending
machines and orders supplies as needed.
12. Identifies and reports potential hazards, major repairs and unusual events.
13. Inspects and maintains custodial equipment and tools for proper operating
condition.
14. Provides entry to facilities during non-business hours for authorized personnel.
Opens and secures building entrances, windows and locks.
15. Assists visitors to City Hall with directions and information as able.
16. Performs related work, as required.
Required Knowledge, Skills, Abilities and Minimum Qualifications:
The requirements listed below are representative of the knowledge, skills, abilities and
minimum qualifications necessary to perform the essential functions of the position.

Requirements include the following:
• Minimum educational attainment of a high school diploma or GED.
• One year of prior custodial experience.
• Minimum score of 70% on the City of Monroe aptitude examination.
• Considerable knowledge of the practices and safety issues involved in cleaning
public buildings.
• Good knowledge of the methods, materials and equipment used in custodial work.

• Knowledge of maintenance practices, i.e. doors, drinking fountains and light
fixtures.
• Skill in utilizing a variety of cleaning products and equipment.
• Skill in the operation of janitorial and power tools, including vacuums and buffers.
• Skill in the performance of manual tasks and cleaning activities.
• Ability to work independently and complete projects in a timely manner.
• Ability to establish effective working relationships and use good judgment, initiative
and resourcefulness when dealing with other employees and the public.
• Ability to understand and follow written and oral instructions.
• Ability to communicate effectively and follow safety and operational guidelines.
Physical Demands and Work Environment:
The physical demands and work environment characteristics described here are
representative of those an employee encounters while performing the essential functions
of the job. Reasonable accommodations may be made to enable individuals with

While performing the duties of this job, the employee is frequently required to stand, sit,
walk, climb, use hands and fingers, talk, hear and view and create written documents. The
employee uses hand strength to grasp tools and may climbs ladders.. The employee is
frequently required to reach with hands and arms, such as to operate and repair vibrating
machinery, clean or repair overhead fixtures, use wrenches, hand tools, etc. and operate
motorized equipment. The employee frequently is required to use cleaning chemicals that
require some form of protective gear. The employee must lift or push/pull objects of up to
75 lbs. without assistance. Accommodation will be made, if needed, for employees
required to lift or move objects that exceed this weight.
While performing the duties of this job, the employee often works in outdoor weather
conditions and occasionally must walk on wet or slippery floors. The employee works near
moving mechanical equipment. The noise level in the work environment is usually
moderate, but can be loud.
